Growing a senior living community

Great Alne Park

We began working with the Inspired Villages Group upon their 2017 acquisition of the Great Alne Park senior living development, which comprises 88 cottages, four apartment blocks and community services – across 90 acres of Warwickshire parkland.

TFT was appointed as Project Manager, Employer’s Agent and Cost Consultant by Inspired Villages Group for this £47m multi-phased senior living residential development. On the project, our experience of residential developments, project management, cost control and managing multiple projects on site concurrently helped to drive the works forward successfully.

By working with IVG as partners, this enabled us to resolve key issues swiftly and effectively, such as ground remediation, a change in contractor during the early phases and scope changes to bring this site in line with IVG’s existing senior living estate.

However, after completion of the first phase, we continued to add value as our role extended beyond the initial build and into the management and growth of IVG’s portfolio.

For instance, we supported IVG’s sales and operations teams to facilitate the soft landing of the construction phases into sales. When the team launched its open weekend event, our team was on hand to show guests around the site and support our Client on issues arising.

Now, our role with IVG has developed to a partner for growth too. We act as an extension of their team to help identify and deliver on their ambitious pipeline of new senior living developments across the UK, advising on costing and viability of possible new sites.


Personal management on ambitious works

Greenwich Hospital

We have enjoyed a long and ongoing project management role on the Greenwich Estate which supports Greenwich Hospital’s objectives for a sustainable, commercially viable centre for the community and all its stakeholders.

Over 6 years we have supported Greenwich Hospital with over 10 separate projects across office, residential, retail and public realm spaces, all geared towards revitalising the town centre in Greenwich, providing a catalyst for redevelopment in the area. Our continued success across these projects is a testament to a close and collaborative way of working with the Client, the project teams and wider stakeholders, including regular feedback and learning sessions.

One of the more involved works we carried out with Greenwich Hospital was on the Greenwich Market site in the heart of the town centre. The major mixed-use scheme was designed to attract new and exciting tenants to contribute to the town centre’s aspirations, but the site presented several challenges.

All of the buildings are listed requiring a complex planning strategy and close engagement with the Local Authority and English Heritage. Each project therefore had its own array of consultants to manage, including party walls and rights of light surveyors, planning consultants, heritage consultants, sustainability advisors and archaeologists on top of the normal professional team!

What’s more, the works were undertaken around a live market, requiring a smart and sensitive approach to the project and all its stakeholders.

Yet, with our established partnership we were able to navigate the challenges together and succeed with a landmark refurbishment for Greenwich, opened by Prince Andrew in 2017.
