Following a serious fire, this 14,000 sqm distribution warehouse needed to be demolished and rebuilt. Owners Abrdn appointed TFT as Project Manager and Employer’s Agent, with a brief to reinstate Iron Mountain warehouse like with like. However, since the old building had been constructed in 2002, new legislative issues had to be considered to achieve statutory consents.

These included flood risk assessments and Sustainable Urban Drainage Design. We also incorporated the Greater London Authority’s requirements for renewable energy, including biomass boilers and solar-powered hot water.

The first phase of Iron Mountain warehouse involved specialist testing of the existing foundations and contamination remediation measures to ensure their integrity and suitability for re-use and to ensure warranties remained valid. As well as the local planning authority of GLA, TFT ensured open communication with the London Thames Waterway Development Corporation, the Olympics Commission and Design for London in order to obtain a viable planning approval.
