TFT was first appointed to undertake the pre-acquisition survey for 77 Queen Victoria Street and then as Project Manager for the subsequent works.

The brief was to convert the dated, 1980s building into modern, contemporary space, finished to the highest standards in order to appeal to the top end of the City office market.

This involved creating a new entrance facade which retained the white Portland stone but also introduced large areas of glazing and a contrasting black natural stone cladding to the ground floor.

The internal environment was enhanced by replacing the old dark tinted windows with clear glass throughout, adding new high specification toilet facilities and increasing the appeal on entering the building with a dramatic new reception area.

A new power supply was provided as well as new main M&E services throughout.

A frameless glazed balustrade on the decked 4th floor terrace maximised the views over St Paul’s Cathedral.

The building has achieved a BREEAM Very Good rating, as well as EPC B.
