The recent Dilapidations Forum Conference looked ahead to the dilapidations landscape in 2027. TFT Partner Paul Spaven and Chairman of the RICS Dilapidations Forum Steering Group summarises the issues in the December 2017/January 2018 issue of RICS Building Surveying Journal.
TFT flushed with success
TFT have just completed Technical Due Diligence on behalf of Korean clients of Knight Frank Investment Management ahead of their acquisition of 10 Canon’s Way, a landmark office building adjacent to Bristol’s Floating Harbour. This is one of the largest office spaces in Bristol, providing 16,408m2 over 5 floors, including a central atrium. TFT also undertook an M&E review as part of the TDD work and provided a reinstatement cost assessment.
What is really unusual is that 10 Canons Way is cooled by water extracted from the Bristol Floating Harbour, which is the non-tidal reach of the River Avon. It is believed to be the only building currently cooled in this innovative and sustainable way on the harbourside.
However, it is unusual but not unique. TFT Partner Paul Spaven, who undertook the due diligence work at Canon’s Way also provided Technical Due Diligence for the recent acquisition of a new headquarters building for a private bank in Geneva. This was interesting in that there are seven storeys above ground and seven below ground although the real interest is that it is also cooled by water from Lake Geneva nearby.

TFT speaking at RICS Dilapidations Forum Conference 2017
TFT Partner Neil Gilbert will be speaking at this year’s RICS Dilapidations Forum Conference in September. Neil will review the RICS dilapidations guidance note, now in its second year, and debate whether the dilapidations process has improved and whether settlements have been achieved any quicker.
Jon Rowling, TFT’s Head of Dilapidations will also be speaking as a panel member about supersession.

TFT targets Dilapidations and Disputes business, and appoints Jon Rowling
TFT has announced the launch of its new dispute resolution service led by industry authority Jon Rowling, who will also head up the firm’s dilapidations and service charge business.
Jon Rowling joins TFT as Technical Partner on the 1st August. For the past seven years he has been the Founding Director of Goodrow Building Consultancy Ltd (Goodrow), the specialist provider of dilapidations dispute resolution and litigation support. He was lead author of the 2016 RICS Guidance Note ‘Dilapidations in England and Wales, 7th edition’, of the RICS Consumer Guide to Dilapidations, and of the RICS Dilapidations Resolution Scheme. Jon is a course tutor for RICS in dilapidations and dilapidations dispute resolution. Prior to establishing Goodrow he spent two years as Partner with Malcolm Hollis LLP, and was previously a Partner at Watts Group Ltd.
Jon is former Chair of the RICS Dilapidations Forum Steering Group, a position now held by TFT’s Paul Spaven. TFT has ambitious goals to develop the business over the next five years and dispute resolution and dilapidations are an important part of the strategy to achieve them. Our clients are navigating a wide range of ever more complex property issues and Jon’s appointment, together with the new service line launch reflects our commitment to meeting their needs.

TFT Bristol Partner completes epic Indian motorcycle road trip for Usha Kiran Eye Hospital
Paul Spaven has completed an epic 2,000km charity road trip around central Western India on a Birmingham-designed, Chennai-built Royal Enfield 500cc motorcycle, raising money for the Usha Kiran Eye Hospital in Mysore.
Paul Spaven, commenting on his epic journey, said:
A delicate operation to restore a baby’s sight costs only £120 and, thanks to the generosity of The Rotary Foundation, it means an individual donation of merely £40 guarantees a new-born baby its sight. This is a cause close to my heart as I suffer from a congenital cataract.
Our mainly off-road trip covered over 2,000km in sweltering temperatures. It was a real privilege to work with Rotary colleagues from across the globe – Australia, Sweden, USA, New Zealand and UK – in India as we took in coffee plantations, temples, waterfalls as well as enjoying the hospitality of our Rotary hosts.
The cost of flights, bike hire, fuel, kit, accommodation and food were all paid for by Paul. Every extra pound will now go directly to charity. Please give generously by clicking here.

Paul Spaven, Partner, is once again attending MIPIM Asia in Hong Kong this week. Last year, Paul was the only UK building surveyor to attend this major real estate summit which gathers together top-level property professionals from all sectors.
