TFT and B Corp: our commitment to positive impact

Becoming a Certified B Corporation means meeting globally respected standards for social and environmental performance, transparency and accountability.

TFT has been a B Corp since 2023. Following our recent recertification in 2026, we remain committed to B Lab’s philosophy of continual improvement and to our long held purpose: to make buildings better, safer and more sustainable for the people who use them.

Why did TFT choose to get B Corp certified?

Our origins go back to 1973, when David Tuffin founded TFT with a simple aim. In his words: “I didn’t set out to be big. I set out to be good.”

Over 50 years later, that philosophy drives our approach to consultancy, sustainability and how we support our people. B Corp certification formalises this commitment, providing us with a structured, independently-verified way to measure impact and push standards higher for ourselves and across the property and construction sectors.

What is TFT improving now?

The B Corp framework measures factors ranging from employee benefits and charitable giving, to ethical supply chain management and environmental impact. Its methodology is based on the UN’s Sustainable Development Goals (SDGs), which you can find out more about here.

Our 2025 Impact Report highlights how we are already delivering against the themes in the new B Corp standards.

  • Climate action

We’re progressing rapidly against our Science Based Targets initiative (SBTi) commitment, including an 80% reduction trajectory for Scope 1 and 2 emissions by 2030, supported by our renewable energy rollout, a train‑first business travel policy and enhanced energy modelling tools to help our clients’ decarbonisation programmes.

  • Fair work & people development

Our culture remains a major driver of impact. Recent initiatives include relaunched comprehensive staff listening surveys which result in tangible improvements from technology upgrades to new rewards, pension options, training days and more.

Our graduate and apprentice pathways include APC coaching, but also offer broader technical training and set our early career professionals up for success in the long term.

  • Community & inclusion

We continue expanding access to the built environment sector through partnerships with learning institutions around the country. We can work with school curricula, provide work experience, mentoring and more to encourage more people to see opportunities for themselves in our sector (and one day, hopefully in this very business!).

Everyone at TFT also receives a volunteering day each year, which we use to support causes close to our hearts- from youth programmes to environmental organisations, local schools, sports teams, mental health charities and more.

  • Governance & purpose

Our Employee Ownership Trust strengthens our long‑term stewardship and embeds stakeholder governance. It sets us up to protect the interests of our people for the long term, continually investing in improving our business and sharing the rewards of our work.

This way of working is now a more prominent feature of B Lab’s 2026 standards.

  • Environmental stewardship & safer buildings

More than 90% of our work improves existing buildings and brownfield sites, which are often the most sustainable routes to development.

Meanwhile, we believe our work on improving the fire safety of buildings across the country, as well as sharing knowledge of the processes to do so, are helping industry stakeholders navigate one of the sector’s biggest challenges.

TFT was recertified by B Lab in 2026, with an improved score of 139.7, up from 112 when we first certified in 2023.

What’s next on our B Corp journey?

We recertified as a B Corp in 2026 with an improved score of 139.7, up from 112 at first certification. It reflects how far we’ve come since initial certification, and is grounded in our work improving buildings, governance and sustainability outcomes.

From 2026 onwards, we will transition to the new Impact Topics framework and enhanced audit cycle, updating our reporting and commitments accordingly.

Michelle Bell

Michelle is Operations Director, challenging the how and listening to the why to improve workflows, aligning systems, software, and access collaboratively across the business. Michelle has successfully overseen large-scale operational frameworks, from Quality, Safety Health & Wellbeing and Environmental ISO certification to digital transformation, always with a focus on sustainability, compliance, governance, and end-user satisfaction. Her leadership style is collaborative, underpinned by a passion for continuous improvement and a commitment to delivering measurable results.

Seth Love-Jones

Seth is a Bristol-based Senior Director and a member of the TFT Executive as Chief Operating Officer, with business operations responsibilities. He provides strategic surveying, construction and property services to clients in the retail, logistics, trade counter, office, leisure and technology sectors. He specialises in technical due diligence (TDD), dilapidations and programme management.

Being a chartered building surveyor with a mixed background as both a consultant building surveyor and as a client-side corporate real estate manager, Seth combines the experience to provide a unique perspective and a valuable interface with client organisations.

His most notable instructions include the programme management of fire safety risk and improvements for a wide range of clients and property types. He has also managed and delivered the TDD on many acquisitions in the UK and Europe for clients including Amazon and Screwfix. For Screwfix, over the last decade he has provided property support helping to take a fledgling business with less than 50 trade counters to a market leader with over 900 sites across the United Kingdom, Ireland and France.  In addition, he has other current working relationships with clients including Prologis, Wincanton, EQT Exeter, Grosvenor and more.

Mat Lown

Mat Lown

Mat is TFT's Chief ESG & Knowledge Officer. He's a chartered building surveyor and a chartered project management surveyor with more than 25 years of working with many leading property companies, investors and asset managers.

Over the last 10 years, Mat’s focus has shifted towards sustainability and in 2007 he founded TFT’s sustainability consultancy. Mat and his team help TFT’s clients to understand the specific sustainability risks and opportunities when making property investment and development decisions. Ultimately, he would like to see sustainability becoming part of what constitutes best practice.

Mat’s passionate about sustainability and finds that writing and lecturing regularly for RICS and for other organisations is a means of expressing and sharing this enthusiasm. Mat’s articles regularly appear in Construction News, Estates Gazette, RICS and Property Week, and he is a lead author of the RICS Guidance Note, ‘Sustainability – improving performance in existing buildings’. Also of note is Mat’s thesis, ‘Building a Greener Future’, which was published by the CIOB in 1991. He is a member of several sustainability committees including the British Property Federation, British Council for Offices, CIC and Revo.

Mat is interested in how great buildings and places can create delight and he particularly enjoys the creative re-use of existing buildings. The South Bank is a great example of how a place can be rejuvenated by considered new interventions and careful restoration of the original building fabric.

Lisa Gunn

Lisa is Director of Business Development and Marketing, based in our London office. Following an MBA in Edinburgh, Lisa has spent more than 20 years in the real estate industry, helping international firms with business development. Lisa’s role at TFT combines detailed client knowledge with wider industry understanding to cultivate and grow our client relationships for mutual success.

Lisa also drives TFT’s business development, client care and marketing strategy, not to mention our ever-increasing peloton of cyclists.

Lisa is a passionate advocate for diversity. She is a mentor and coaches underrepresented figures in the industry to stand out and be heard amid wider industry efforts to grow a richer talent pool.

Our promise

The certification recognises the value and impact of the advice we offer to clients to improve their buildings, as well as the emphasis we place on growing our business as a force for good. B Corp certification is about much more than winning a badge; it represents an ongoing commitment to improve. We’re now part of a global community of ambitious organisations, with whom we will work to advance our own standards.
