We provide support to our Landlord and Funding Clients through review of licence to alter applications from leaseholders or occupants.
We work with the appropriate teams to identify implications on existing lease agreements and risks to all parties, including any potential adverse effect to the value of the property. We also provide technical advice around proposals, including impact on net zero carbon aspirations. Once agreed in principle and works commence, we can provide quality assurance through regular site inspections, to ensure that any agreements or terms within the Licence of Alterations are being adhered to; similar to the services undertaken as part of the Project Monitoring service line.

Mark heads up the M&E Professional services line for TFT and also has extensive knowledge and experience in the completion of Technical Due Diligence (TDD) surveys for commercial, industrial and larger domestic properties across the UK and in Europe.
TDD surveys undertaken at TFT have ranged between single office buildings to portfolios of different types of buildings that are located all around the UK. These surveys have previously included a large private estate in the centre of Birmingham that is served by a private high voltage electrical supply system with combined heat and power systems (CHP) and district heating systems to serve approximately 3,500 flats and apartments.
Mark has also substantial experience in the compilation of M&E Dilapidation schedules and in the subsequent negotiations process. Once the dilapidations schedules have been finalised Mark undertakes the project management role to ensure the associated rectification and remedial works are fully completed to return the property to the original configuration.
As part of the M&E Maintenance Management service Mark undertakes all aspects of the formal tender process for M&E maintenance contracts from start to finish including the compilation of bespoke asset registers and contract specification documents and all aspects of the formal tender analysis process.

Chris is an Associate Director and M&E engineer at TFT, operating within the Engineering and Sustainability hub. He has 15 years building services experience covering project works, TDD and M&E professional services. Chris's experience within the building services industry includes commercial, residential, industrial and leisure buildings.
His role involves working closely with clients to find the best means of taking on challenging issues such as carbon reduction and the provision of electric vehicle charging infrastructure.
Chris is also lead on planned preventative maintenance (PPM) surveying for individual buildings and across complex sites. A recent example of this work on a school in surrey involved 48 buildings ranging from education, sports, leisure and residential. The surveys provide an overview of existing M&E services installed, their condition including non-compliance issues and a short, medium and long term cost plan. This greatly aids our clients in preparing for anticipated future works and allows them to put an effective strategy in place for the future.
