One Cathedral Square, centrally situated in Bristol, was constructed in the 1980s and had languished, unoccupied for 2 years prior to acquisition by Castleforge. We were appointed as Project Managers throughout the 5295.473sqm CAT A office redevelopment.
The works involved reconfiguring the interior by infilling and remodelling to maximise the net lettable area and achieve a Grade A office scheme. New M&E installations, lifts and enlarged vertical service routes to accommodate the HVAC strategy were configured without impacting on the NIA.
The site is a sensitive one as it sits in a Conservation Area adjacent to Bristol Cathedral, so noise and planning were significant issues. The interior features a full height living wall to the central atrium with integrated irrigation system and, apart from the Eden Project, is the largest of its kind in the South West. Improvements were made to the energy performance of the building which raised the EPC from an E to a B.
The client has taken delivery of a high quality speculative office redevelopment that was fully let within two months of Practical Completion and achieved record rental levels for refurbished Grade A office space in the Bristol office market. The building has been entered for a BCO Regional Award in the refurbished/recycled workspace category.
