Park House and Greenleigh Court are two of several redundant office buildings in West Yorkshire, which were converted into residential accommodation by a developer as part of the Change of Use scheme. Our Client, L1 Capital UK Property Pty Limited was looking to acquire the freehold interest of the properties and operate these as a build-to-rent. TFT was appointed to carry out Technical Due Diligence of the two buildings, which included 78 apartments. At the time of our instruction, the conversion works were well underway and we were required to specifically review the quality of the build and comment on the functionality of the space.

From the review, we evaluated that the works were being undertaken to a suitable standard and did not raise any significant concerns, therefore we recommended that the Client continued to proceed with the purchase. Following the Client’s purchase of the properties, TFT was also instructed to review the conversion works at the Practical Completion stage. This included identifying any significant issues with any workmanship.

Our team was further instructed to liaise with the Developer to facilitate any defects and provide the final acceptance.
