Guildford Train Station (Build to Rent)
The Guildford Train Station Development is one of the most significant redevelopment schemes in the centre of Guildford in the last 10 years. The scheme consists of five residential blocks, a multi-storey car park, and redevelopment of the main train station entrance.
Acting for Grainger plc, TFT has been appointed as Investor’s Monitor for the development of Block E. Block E comprises 98 apartments which, when complete, will provide high-quality rental homes close to both the station and the centre of Guildford.
As the UK’s largest listed residential residential landlord, Grainger plc will retain Block E and operate this as a build-to-rent development. The project is in its early stages, and TFT’s involvement has so far included: undertaking extensive due diligence on the development proposals; participating in key meetings; and providing a detailed due-diligence initial report on the development to date.
We helped Grainger to deliver a future-proofed building equipped with upgraded safety features across key elements of the external envelope. In particular, we advised on fire protection on the roof terrace insulation, balustrading and cavity trays.
TFT will continue to support and advise Grainger plc throughout the Guildford Train Station Development, providing monthly reports, facilitating variations, and certifying monthly drawdowns.
TFT will also be assisting Grainger plc with the procurement, due diligence and inspection of the amenity space fit out works package.
