This is a new purpose-built modular construction comprising 178 bedrooms of student accommodation with associated communal facilities, operated by Cityheart Living, a provider of student accommodation with other sites in Bangor, Gloucester and The Highlands.

TFT monitored the development for the owner/funder, including monitoring of the on-site construction works and the off-site manufacturing of the modules, prior to their delivery and installation on site. TFT undertook the role of owner’s representative under a Development and Development Loan Agreement entered into by our client and the developer. This role included advising our client in relation to their duties and monitoring the performance and discharge of the developer’s duties under the agreement.

TFT’s M&E engineers were also appointed by our client to monitor the mechanical and electrical design and installation in the factory and on site, while a structural engineer reviewed and monitored the structural aspects of the scheme. TFT’s monitoring surveyors co-ordinated and collaborated with these internal and external teams as part of our monitoring services.

Upon practical completion, our monitoring role continued during the contractual rectification period. TFT’s collaborative approach with the developer and the developer’s team helped deliver this BREEAM ‘Very Good’ project to welcome the first student intake at Station Approach.
